Common questions

Mortgage questions in Oxted, answered.

Do you offer mortgage advice to people living in Oxted?

Yes. We offer mortgage advice to people living in Oxted and nearby areas, including Limpsfield, Hurst Green, Old Oxted and Tandridge, by Teams video call, telephone or at our office in Tunbridge Wells.

How much can I borrow on a mortgage?

It depends on your income, your commitments, your deposit or equity and each lender's criteria. Lenders assess affordability differently, especially for bonus, business or investment income, so we look across lenders to find the ones that suit your circumstances.

When should I start looking at a remortgage?

Around six months before your current deal ends. Many lenders let you secure a new rate in advance, so you have time to compare options rather than moving onto your lender's standard variable rate.

Can I get a mortgage if I'm self-employed or a company director?

Often, yes. Lenders usually want to see two or more years of accounts or tax calculations, and some take a more flexible view of retained profits or recent changes in income. We use our understanding of the market to advise you.

Can I borrow into retirement?

It may be possible. Some lenders will lend to older borrowers or for terms that run into retirement, based on pension income. A retirement interest-only mortgage or a lifetime mortgage may also be options, and we explain how each works.

How do I repay an interest-only mortgage at the end of the term?

Options can include savings and investments, pension benefits where appropriate, refinancing, a retirement interest-only mortgage, downsizing or a lifetime mortgage. The earlier you start planning, the more options you have.

How much does mortgage advice cost?

Your first conversation is free. We explain how we are paid for your advice, by a fee, commission from the lender or both, before you go ahead, and confirm every cost in writing, including lender, valuation and legal fees.

Do I need to meet you in person?

No. Most of our mortgage clients speak to us by Teams video call or telephone. You are also welcome to meet us at our office at Salomons Estate, Tunbridge Wells.

Do you also advise on lifetime mortgages?

Yes. We give whole of market advice on lifetime mortgages, a type of equity release for homeowners aged 55 and over. We do not advise on home reversion plans.
